Villa renovation approvals in Dubai: NOCs and permits explained

In Dubai, cosmetic work rarely needs approval, but layout, structural, facade and MEP changes usually need a no-objection certificate from the master developer and, depending on scope, a permit from the authorities. Planning for them early keeps the schedule intact.

Work that usually needs approval

Removing or adding walls, structural changes, extensions and pergolas, facade and window changes, pools, and changes to electrical, plumbing or air-conditioning systems. Each master developer publishes its own rules, and residences add building management rules on top.

What the application usually needs

Proof of ownership, drawings of the existing and proposed layout, a scope of works, and details of the contractor carrying out the works. For engineering changes, stamped drawings from a licensed consultant are often required.

How we handle it

We prepare the drawings and documents, submit them, answer the developer’s comments and keep the works inside what the approval allows. Approval time is built into the programme from the start.

Questions owners ask us

Can work start before the NOC is issued?

Work that needs a NOC should not start before it is issued. Developers can stop works and require the property to be reinstated.
