What drives the price
Scope matters most. Moving walls, replacing MEP or extending the villa costs far more per square foot than replacing finishes. After scope come materials: natural stone, bespoke joinery and imported furniture can each be a large share of the budget.
Approvals, logistics and timing add cost too. Works on the fronds of Palm Jumeirah or in residences with strict building rules take more planning than a standalone villa with open access.
Where budgets leak
Markups on materials and furniture are the hidden part of many quotes. At DI&ME every item is invoiced at supplier price with no markup, and our management fee is agreed upfront. You can see exactly what each piece costs.
The other leak is rework: trades arriving in the wrong order, items delivered late or wrong. One contract and one programme for design, procurement and site keeps rework down.
How we price your villa
We survey the villa, agree the scope and the level of finish, then give a costed breakdown by room and trade. For major items we offer two or three options at different price points. Our projects start from AED 100,000.
| Scope | Typical range | What it usually includes |
|---|---|---|
| Surface refresh | from about AED 80 | Paint, minor repairs, some flooring |
| General renovation | AED 150 to 600 | Kitchens, bathrooms, flooring, ceilings, lighting |
| Full luxury renovation | AED 700 and above | Layout and MEP changes, stone, bespoke joinery, high-end finishes |
